The buildings have all been granted B1 use (office and light industrial) and have been built to the 1999 building standards specification for insulation, with associated disabled toilets and parking facilities. The whole area is fitted with carpets and newly serviced gas central heating and two air conditioning units. Gas and electricity bills are paid direct to the utilities. Rent does not include car parking spaces. Car spaces may be reserved and are charged at £7 per space per week plus VAT. Electricity . You will pay electricity directly to your choice of supplying company. As a guideline, in June 2008, we were paying 31pence daily standing charge; plus 6.83pence per unit daytime and 3.82 pence per unit night rate for electricity at Highgate Works.
Rubbish collection. We will bill you £4.00 per unit per week, which pays for one quarter of a 1100 litre green waste bin on wheels, situated in Tomtits Lane. You may ask for more than one unit if required.
Water rates and metered water usage is payable directly to Southern Water and South East Water respectively.
Toilet maintenance, central heating, air-conditioning, internal decorations are the responsibility of the tenant. All external decorations and weed control and leaf clearance are the responsibility of the landlord.
DEPOSIT
A deposit of £1000 is returned if at the end of any agreement the premises are returned in the same decorative condition as at the start of the term.
DECORATIVE ORDER DEPOSIT
It is understood that the deposit is held to ensure that the property is returned in the same decorative order at the end of the tenancy. Fair (and unfair) wear and tear must be made good, and this includes paintwork and carpets. The deposit in no way puts a limit on the value of any dilapidations. To be clear: damage that costs £1000 to restore is not covered by a deposit of say £600. The balance of £400 will still be due if the deposit is given up by the tenant at the end of the term.
INSURANCE (£31.15 per month)
Property Insurance is provided by Norwich Union for the whole of Highgate Works. The premium is divided up over all occupiers and based upon square foot of each. £7.18 pence per week.
