The original rooflines of the old Highgate Works builders yard, half a mile south of Forest Row roundabout, have been retained in a complete rebuilding of the old timber structures that survived for most of the twentieth century. The accompanying three-dimensional architects’ drawing gives some idea of the development.

The building with the most history, the office/workshop, now known as “The Clocktower Studio and Loft” is a refurbished Victorian stable, the hayloft area of which is now surmounted by a restored cupola, a bronze and gilded clock and a weathervane. It is rated by the Wealden Council for B1 use, that is office/light industrial.

The rates are lower on the clocktower studio because it is not a brand new building. The rates on the new buildings are £76 per sq metre. The rates for the stable block are only £37.50 per sq metre. The internal decoration however, is to the same high standards. The accommodation represents exceptional value.

The true floor area is the same as the studio below(47feet x 15feet) but due to the way the roof tapers to the ground the area which is the basis of the rental is 47 FEET BY 10 FEET = Total 470 square feet. Use of the restricted space is nonetheless maximized by the fitted cupboards that run down the length of the space on both sides.

Rent per annum at £14 per square foot of the reduced floor area is £6580.00 plus £364.00 per annum for one car.

Two Velux fitted windows are fitted into the roof on the lane side. Rates based upon 43.68 square metres @ £37.50 by multiplier of .489 is £800.98 per annum is £15.40 per week.

RENT INCLUDES ONE CAR SPACE @ £364 PER ANNUM @ £7 PER CAR SPACE PER WEEK.

Multiply square metres by 10.76 to arrive at square feet.

DEPOSIT

A deposit of £400 is returned if at the end of any agreement once the premises are returned in the same decorative condition as at the start of the term. This sum is forfeit if the space is not returned at the end of the tenancy in the same state as it was at the start. Fair wear and tear must be made good.
