Highgate Works was originally the builders’ yard of H&E Waters, whose well-known business failed in 1992. The original roof-lines of the old ramshackle yard, half a mile south of the two Forest Row roundabouts, have been retained in a complete rebuilding of the old timber structures that survived for most of the twentieth century. The three-dimensional architects’ “axonometric” drawing gives some idea of the attractive development. In May 2005, in response to a demand for very small units that could not, at the time, be met at Highgate Works, “The Jackdaws” replaced the covered car port of the original development, with two smart offices (numbered 1 & 2) plus a double unit workshop (numbered 3). It is rated by the Wealden Council for B1 use, that is, office/light industrial. Each unit is generously supplied with plenty of electric power points and a sink fitted with multipoint hot-water unit.. Toilet accommodation is nearby and the rent covers their being cleaned and supplied each day.

Rent includes one car parking space reserved for the exclusive use of the tenant. JACKDAWS 1 is SPACE 20. If this is not required the rent will be reduced by £7 per week. Additional car spaces are available occasionally to rent at £7 per week.

ELECTRICITY: Each Jackdaws unit has its own meter. It measures exact units consumed. Electricity is currently billed by e-on. Bills are presented quarterly by the landlord. The tenant will pay 13.3 pence per unit to include climate change levy. Additionally each tenant will pay the agreed daily standing charge of 27p per day.

TOILETS: Opposite PJ Autos top entrance. Outside toilet accommodation, separate male and female is serviced and cleaned daily.

HOT WATER: Small over-sink heater provides instant hot water.

WATER & WASTE WATER:-
METERED WATER CHARGE: (£2 PER MONTH)Water and waste water are covered by the water meter in Tomtits Lane. (Meter Number: 05M106800 (MARKED IIIIII on cast iron lid in Tomtits Lane). .

WASTE-WATER CHARGE: (£3.00 PER MONTH)

WASTE COLLECTION: £2 per week covers the use of one eighth of the 1100 litre green waste-bins on wheels in the lane.

RATES: Rates @ £32.47 psm per annum (2017/2018 multiplier is 0.479). You may check the rates on the website of The Valuation Office: www.2010.voa.gov.uk. Our billing authority reference number is 120501152270.

DEPOSIT: A deposit of £800 is returned if at the end of any agreement the premises are returned in the same decorative condition as at the start of the term.

INSURANCE:
Property Insurance is effected by Aviva on the whole of Highgate Works on the east side of Tomtits Lane. The annual premium for all JACKDAW units is £72.20, that is £1.50 per month for Jackdaws 1 apportioned 25:25:50. External repairs; pathway and road maintenance; gutters and leaf clearance; all the responsibility of the landlord. The tenant is responsible for all interior decoration. The office will be newly decorated and a deposit will be retained to ensure that the premises are returned in the same decorative order they were in at the start of the tenancy.

SIGNAGE: A charge of £50 plus VAT will be made at the start of the tenancy for engraved laminated signs for the doors, car park and signs in Tomtits Lane.

SECURITY:
Electronic gates open at 7am and close at 8pm.

PAYMENT BY STANDING ORDER
An example: If the tenancy starts on January 1st. The initial payment (three months' rent in advance) will cover rent up to the end of March. First payment by standing order on February 1st will pay rent for the month of April.It follows, that if three months' notice to end the tenancy is given part way through any month, there will be still to pay that part of the final month that matches the rental days in the current month that have just passed. In other words if you wish a tenancy to end on August 15th; and you give notice on May 15th, the rent for 1st to 15th August is to be paid either separately or by the standing order that should be paid on 1st June which pays for the whole of August. In this case any overpayment of rent will be refunded at the end of the term.
