INSURANCE

 Property Insurance is effected by Norwich Union on the whole of Highgate Works.  The premium (£4.95 per week) is divided up over all occupiers and based upon square foot area of each.  All external maintenance, toilet maintenance, central heating, gutters, drains and leaf clearance are the responsibility of the landlord.  The tenant is responsible for all interior decoration and for maintenance of the air conditioning system.  The office is newly decorated and carpeted and £800 deposit will be retained to ensure that the premises are returned in the same decorative order at the end of the tenancy.  It must be said that at the end of the tenancy this will probably mean complete redecoration and carpet replacement and it is likely that all or a proportion of the deposit will be forfeit.

Rent is paid three months in advance and paid monthly by standing order.

Property is let by means of a license NOT a lease.

Rent and rates and services attract VAT.

 

Car spaces are rented @ £7 each per week.  This is in addition to the basic rental.

Electricity is measured on a meter which represents exact units consumed. Normal quarterly electricity charge is levied.

Rubbish collection.  £3.00 pays for one quarter of a 1100 litre green waste bin on wheels.

DEPOSIT

A deposit of £800 is returned if at the end of any agreement the premises are returned in the same decorative condition as at the start of the term.

 SECURITY

Roy Fairbrother, who lives just off site atWhite Lilacs, only twenty yards away, is the caretaker who locks the gates at night and opens them in the morning. He is never far away.
