WASTE COLLECTION: £4 per week for a quarter of the 1100 litre green wastebins on wheels in the lane.
CAR PARKING: Rent includes ONE car parking space reserved for your exclusive use. If this is not required the rent will be reduced by £7 per week (£30.33 per month)..No charge is made for visitors’ parking. There is usually space available in Tomtits Lane or on site for use of casual visitors. Additional reserved car spaces are occasionally available. Each additional car space is £7 per week if required.
ELECTRICITY: billed quarterly. The meter is housed in the cupboard opposite the main toilets on the ground floor. It measures exact units consumed. This main meter is shared with the adjoining ROOKERY STUDIO which has its own meter, so that usage can be correctly assessed. Electricity is currently billed by E-on and you pay 13.3 pence per unit for The Rookery. Additionally, each tenant will pay the agreed standing charge of 27 pence per day.
GAS: billed quarterly. The hot water boiler is situated in the storage area above the sink of Suite 1. This boiler serves Suite 1 (3 radiators) and Suite 2 (four radiators). Billing is based upon individual meters that measure exact heat drawn by the radiators. The meter for Suite 1 can be read in the corridor in the entrance corridor. The meter for Suite 2 is sited in the ladies' toilet.The boiler is serviced yearly. All service and usage costs are divided between the users on an equitable basis. Standing charge is 27p daily. Guideline for monthly usage of 90 units at 40p each plus monthly standing charge of £8.21 gives £44.21 PER MONTH GAS. Usage will vary of course.
TOILETS: On the ground floor, just up the stairs. Separate male, female and disabled toilet accommodation is cleaned and provided for daily. To prevent unauthorised use the ladies' toilet is provided with a key and the gents' has a numbered door entry lock. PICTURES HERE
DEPOSIT: A deposit of £1500 is returned if, at the end of any agreement, the premises are returned in the same decorative condition as at the start of the term.
SIGNS: There is a one-off charge (£50 plus VAT) for engraved acrylic signs for the business. 1) Front door sign 2) Car park sign 3) Tomtits Lane sign.
INSURANCE: AVIVA provide property insurance as one policy on the whole of Highgate Works.The premium is £719.32 per annum for the whole of The Rookery (June 2017 - June 2018). This is divided up according to floor area: ROOKERY STUDIO 11% of the cover; SUITE 1 15% of the cover; SUITE 2 22% of the cover SUITE 3 23% of the cover and SUITE 4 29%. So SUITE 1 is charged £107.90 per annum (£8.99 pcm).External repairs; pathway and road maintenance; gutters and leaf clearance; all the responsibility of the landlord. The tenant is responsible for all interior decoration.The office will be newly decorated and the deposit is retained to ensure that the premises are returned in the same decorative order they were in at the start of the tenancy.
SIGNAGE: A charge of £50 will be made at the start of the tenancy for engraved laminated signs for the doors, car park and signs in Tomtits Lane.
PAYMENT BY STANDING ORDER:
An example: If the tenancy starts on January 1st, the initial payment (three months' rent in advance) will cover rent up to the end of March.First payment by standing order on February 1st will pay rent for the month of April. It follows that, if three months' notice to end the tenancy is given part way through any month, there will be still to pay that part of the final month that matches the rental days in the current month that have just passed. In other words, if you wish a tenancy to end on August 15th, and you give notice on May 15th, the rent for 1st to 15th August is to be paid either separately or by the standing order that should be paid on 1st June which pays for the whole of August. In this case any overpayment of rent will be refunded at the end of the term.
